      Good point. People unfamiliar with the often heated debate wouldn't get it. Basically some investors ardently believe dividend stocks are inherently better even though mathematically they can't be.

    Given the current market uncertainty, it seems wise to consider investing in gold or a gold ETF. I'm thinking about allocating over $300k for retirement purposes.     No financial institution should be allowed to own 40% or more of the single family homes. This recession is paving a way for a monopoly on homes to further rid of the middle class. It would be wise for most Americans to not sell their homes if they're able to.I want to buy houses cheap in 2024 and maybe invest in stocks. When's the best time to buy stocks?     No one can predict the market as an individual BUT professional investors don’t sell a stock of companies when they are going to moon and buy bunch of loser ones. There is or are kick backs to this buyings . Someone in government should and must look at this fund ARKK. Bullshit has limitations in money management. WTF man.

    Back in 2009, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit. The crash hit hard and fast, and I vividly recall many of these units ending up foreclosed upon, with the builder's plastic still covering the carpets.

    If your life time liabilities are covered, you've essentially crossed a different threshold in terms of your risk & loss aversion. You become a surplus investor and your view on the life cycle of your money changes. Imagine how long your wealth can out live you in this context, and then tell me you don't become more and more concerned about stewardship and the preservation of your purchase power. It's like an endowment mindset, and it's pretty cool to think about.

    I put a huge amount of money in a Vanguard short term bond fund several years ago when yields were low for safekeeping . Since then interest rates have risen making the value drop. Meanwhile the S&P went up 24% in 2023. I plan on doing nothing until the bond fund purchases more current higher yielding current securities. This video explains to me the lag the fund takes to purchase higher yielding bonds in a rising rate environment. I expect to see a positive return when the higher yielding bonds the fund purchases come to maturity.

    I just removed the whole real estate from the portfolio by renting the apartment😂 Indeed, there are benefits: no mortgage payments, no property tax, no leveraged risk of property depreciation, no transfer tax, freedom of movement whenever needed, etc. P.S. I realize that I still own a bit of real estate through REITs that sit in the global market ETFs, but that doesn't bother much😅

    The reduction in effective tax rates from investing in real estate (i.e. paper losses deductions from accelerated depreciation, cost segregation, etc.) should also be considered as an unrecoverable cost when renting a home. This is definitely more of a consideration for wealthier people since they are taxed at higher tax brackets and have more income to deduct losses from.

    I believe we are in a stagflation environment. In my view this will level off and/or decease earnings over the next few years causing stock prices to flatten out or fall. This seems to be a good environment to invest in ETFs like XYLD. What are your thoughts on this?

    The methodology seems deeply flawed. Let's assume 1.3% is correct (which in my opinion it is not). I am buying the house at 20% downpayment. But I am getting 1.3% return on all 100%, so that makes x5 leverage, so 6.5% return. This one doesn't compound unlike the stock market, but for the first 3-4 years the effect of missed compounding is small. So, you can get 3-4 years of 6.5%. Now add to that the saved money on rent, subtract all unrecoverable costs pointed out by ben felix. Take into account the no-tax for primary home. Missing the leverage of mortgage greatly misses the point.

    So called "capital gains" taxation deliberately and completely ignores the fact of inflation. This leads to more or less "treading water", "not getting anywhere" for the affected individual. The "experts" who designed this - I assume - know of the effects of inflation, yet they purposefully ignore it to disband the affected population. I cannot think of anything other than this, is a deliberate, nepharios attempt to undo and to disband the taxpayer population. The seriously wealthy will know what to do: there are other countries than the land of Freeze.

    I wish this was me, I’m driving a Buick Encore as a single male with no kids, I believe I would look better in a Mercedes C class but the Buick is cheaper and I’m a single male with no kids so I have no one to impress so I just need to make if from point A to point B.
